The Sale of Residential Land
FHP Living have been involved in the sale of a variety of sites with residential development potential over the past few years ranging from single plots in locations such as West Bridgford, Edwalton and Lambley, through to large strategic sites of 50 to 100 acres+.
We work closely with Planning Consultants and our marketing strategies vary dependent upon the state of the market, the location of the site and likely demand.
Sales have been achieved on an outright basis with a top up upon planning, on a “subject to planning” basis or via a Promotional Agreement or Option Agreement.
Our advice is very much bespoke and we guide land owners throughout the process to a successful completion.
Valuation of Residential Land
Working in conjunction with the Valuation Department at FHP, FHP Living are able to provide valuations of residential development sites for both bank purposes and asset valuation purposes.
Residential Market Appraisals
FHP Living work with residential developers in developing out residential development sites by providing guidance as to local requirements, including property type, price point and marketing strategies for the development. Working closely with the sales team at FHP Living and the New Homes Team, we are able to provide valuation input to assist developers in appraising residential development opportunities.
By working with our colleagues at FHP, the FHP Living Residential Land Team was able to provide added value by looking at the potential to incorporate within residential developments commercial uses such as a food store, convenience store, pub/diner, care home, etc, on sites large enough to be considered mixed use developments.
