We have a well established Lettings and Property Management Department providing advice to our clients on everything from ‘block management’ to the management of individual apartments and houses. Our services range from a Let Only Service where our job is to find you an appropriate tenant through to our Full Management Service where we find and reference suitable tenants, provide a contract, inventory and then full day to day management of the property.
What is Let Only Service?
Let Only Service includes the marketing of your property to find a suitable tenant, through our website the usual property portals and also our Nottingham city centre and West Bridgford offices. The property will also be advertised in the property page of the Nottingham Post and details will be emailed to the tenant on our requirements database. Once an appropriate tenant has been identified they will ask for references and an Assured Shorthold Tenancy will be prepared and completed. A copy of this tenancy agreement will be sent to you and be held on our file.
What is a Fully Managed Service?
Once an appropriate tenant has been identified we will externally reference them with a comprehensive check to provide you with peace of mind that you have suitable tenants.
Once references are complete, we will collect and register the security deposit on your behalf and sign an Assured Shorthold Tenancy agreement on your behalf.
A copy of this tenancy agreement will be sent to you and held on our file. An inventory will be prepared and we will take meter readings and ensure your property complies with statutory regulations, (e.g. Gas & Electrical regulations).
Once the tenant is in the property, we will manage with day-to-day enquiries and use our fully accredited database of contractors to provide quotes and complete all works with net rent being processed monthly. We also offer a unique 24 hours emergency service for tenants.
Who can I call Out of Hours?
FHP Living offer an out of hours emergency service to all tenants in properties managed by us. Should you find yourself in a situation requiring urgent attention, you will always have somebody to call 24 hours a day, 7 days a week.

Our emergency contact will be able to advise on the phone whether your circumstances do require immediate attention but if it is found that the works did not require the attention of a contractor after being called out to the property or you call the contractor through a fault of your own, you will be liable for payment of the visit.

Can you help me find somewhere to rent?
We have a large selection of apartments and houses in Nottingham City Centre, The Park, Mapperley Park, West Bridgford and surrounding areas. These properties are available on a 6 month or 12 month tenancy with more than 80% of our stock also managed by FHP Living to give you peace of mind. Many of our properties have been fully furnished by the landlord and all are in good condition.
Do you need references?
We will require you to have an active bank account and an email address for correspondence purposes and will take out references from your previous landlords (where applicable) and appropriate referees.
How much is a deposit?
You will need to pay a deposit equivalent to 6 weeks rent and to pay 1 month rent in advance.
I have not rented before. Can you help me?
We will manage the process from beginning to end so that you move will be smooth and as stress-free as possible.
When we ‘check you in’ we will provide a schedule of condition and an inventory of fixtures and fittings and take meter readings for gas, water and electricity prior to handing over the keys.
What are your fees?
We charge a tenant application fee of £140 inclusive of VAT per applicant or £220 where there is a joint application. Our experienced residential Lettings team will guide you through the process and provide you with a point of contact if you have any problems throughout your tenancy.
